The Space:
Our main floor has four bedrooms, three full bathrooms and a kitchen which allows guests to be nearly self sufficient on the main floor. We have A/C to keep you cool in the warmer months. With beautiful wood floors, our spacious kitchen has everything you need to prepare a delicious meal. Enjoy the 300+ days of CO sunshine from the back patio and yard, made exclusively private with surrounding 6ft fence. Make your way downstairs to the basement which has one bedroom, one full bath, an office space, an entertainment center with huge sectional couch and a combination game table for hours of competitive fun. Our home is in a safe and quiet neighborhood.

The Neighborhood:
University Hills is a spacious residential area encircled by commercial “big box” retailers. University Hills has an IMAX movie theater, a Dave & Busters, a couple of big name craft and grocery stores, and fast food chain restaurants. Its borders on all sides (I25, Hampden Ave. and Colorado Blvd.) are all major commuter traffic zones. The residential part of this South Denver neighborhood is full of sprawling landscaped properties populated by big, single family homes. Although this neighborhood is surrounded by severely busy streets, there is little reason for nonresidents to cut through the neighborhood itself, making it a peaceful and quiet place to live.

The Space:
Our home is perfect for families or groups looking to escape the hustle and bustle of the city. The expansive floor plan provides options for entertainment or work spaces. Prepare delicious meals while interacting with your family and friends as they enjoy the sectional couch and entertainment center in the living area. The second level allows privacy for guests with three bedrooms and two full bathrooms, plus a quite office space with a single day bed and a single trundle bed that pulls out from under the day bed. The basement level features washer and drier, full bathroom and an expansive fourth bedroom with two queen beds and a separate twin mattress for seclusion from the rest of the home. Also, soak up the sunshine and fire up the grill from our back yard and patio.

The house is a single “zone” from an HVAC perspective. You can operate the system from the panel in the dining room. We run the A/C at 68 degrees in the summer and that keeps the house cool. In the winter, we set the thermostat to a minimum of 65 degrees at all times and turn it up as needed.

We have 3 bedrooms upstairs and 2 baths. The master bedroom has an attached 2 sink bath and has a king sized bed. The second bedroom has 2 twin beds, one of which is a loft bed and the third bedroom has a double bed. The fourth bedroom is in the basement and has a queen sized bed and there is a full bathroom there as well.

There is also a very nice backyard patio, which is shaded in the afternoon/evening. We love sitting outside in the evenings and enjoying some of our local microbrews and there is also an outdoor dining table to enjoy meals outside. There is a full kitchen with a gas range, double oven, toaster oven, coffee maker, microwave and dishwasher and all the appliances and cooking utensils/pots and pans you might think of! The dining table seats 6-7 comfortably.

The unit has central heating AND central air conditioning which is a must during the hot summer months!

This place is perfect for couples who want to be close to the action but in a quiet place away from the center and also for families or groups! We have lots of games and legos for the kids to play with during their stay

The Space:
This historic 1922 bungalow has been completely rebuilt inside from the ground up. It has been tastefully updated with gorgeous decor, brand new flooring and kitchen appliances. On the main level there is a wonderful open gourmet kitchen with top of the line Kitchen Aid appliances, high end cabinets and marble counters. In addition, it is outfitted with a coffee maker, toaster and all other expected small appliances. The house is also stocked with all dishes and cookware if you wish to make your own meals. I have coffee, limited breakfast items, and condiments on hand for your use. At one end of the kitchen is a breakfast nook that overlooks the back yard. A high-top bar separates the living room from the dining area that seats 6. A sitting area is in the front of the house and is the perfect place to relax. There are many books on the shelves and I encourage you to enjoy them while staying in my home.


On this level there is a master suite with a king bed including en-suite master bath featuring dual sinks and a huge shower. There is another large bedroom with queen bed and an additional sitting area with desk. There is also a full bath adjacent to this room. Ascending some steps from the kitchen, you will find a loft with two twin beds that is semi private and perfect for two adults or the kids. Following another set of stairs down from the kitchen, you can access the backyard and rear alley parking pad. Continuing downstairs, there are two bedrooms each with queen beds and a large bathroom with huge shower between them. Watch HBO or stream movies on the 4k HDR TV located in the living room. You will find a comfortable sectional couch here as well and the foosball table for those inclined. Also on this level is the full laundry with front loading units for your use.


All the bedrooms except the loft have blackout blinds for your sleeping comfort. The beds are new as well, with super comfortable mattresses. As for parking, there is one space located behind the house accessed from the alley, and a driveway out front that has parking for three cars in tandem. *We also offer free EV charging for those of you with electric vehicles. Please let us know before you arrive if you will be needing this amenity. This driveway can be difficult to access during busy times of the day, but there is also plenty of well-lit parking a half block to the South.

Joggers, cyclists and dog-walkers all flock here, and in nice weather, volleyball nets are set up and open to the public to play a few games. Broadway Street is also a popular area to hang out, both day and night. Try starting at Alameda and Broadway and walking north – you’ll find plenty of coffee shops, bookstores and cute boutiques to browse. The Cherry Creek Trail also runs through the Northern part of the neighborhood, so if you’re coming on bike, just jump off on the Washington Street or Downing Street exit.

The entertainment area offers plenty of comfortable seating around the large flat-screen TV, with a door out to the huge (2,000+ sqft) patio that runs the entire length of the unit. The patio includes seating, tables, and a fireplace for entertaining or just relaxing under the stars. Unwind in the 2 deep jet tubs and large glass jet showers. If you need to be productive during your trip, the office with a desk and Mac desktop is the perfect place to work. There is a private laundry room with a washer, dryer, and sink in the unit. This unit can accommodate up to 12 people: 2 in each of 2 bedrooms, 4 in a third bedroom, and 4 on the air mattresses in the common area. Two bedrooms have huge attached walk-in closets, and the third bedroom has a big storage space. Each bedroom has a TV, and each room is tastefully designed with the highest quality beds, linens, furniture, and décor.

Rooftop Patio:
When you get back from a day of exploring the city, kick back and enjoy the amazing views from the rooftop patio. There is ample seating near the fireplace, 2 TVs, and around the bar with granite countertops. The bar has everything you need for an evening BBQ or after-dinner drinks: a grill, stovetop burners, sink, fridge, and icemaker. After a dip in the hot tub that overlooks the bustling city below, challenge some friends to a game of corn hole on the rooftop or head down to the entertainment center for more games and activities.

Entertainment Center:
The entertainment center on the first floor of the building has everything for a great night in or a short break from sightseeing. Use the full granite-top bar with sink, dishwasher, fridge, and icemaker to make yourself a nightcap or share your cocktail-making skills with some friends. Try your hand at the pinball machine, Pacman, and Fast & Furious driving games, or round up the group for a game of pool or shuffleboard. The center includes 2 flat-screen TVs in the main room and a large projector screen in the film area. Catch up on new releases while you lounge in the leather love seats, and after the movie, practice your golf swing on the indoor driving range.
